CC Metall AB produces building permit drawings and drawing documentation for extensions, conversions, façade alterations, garages, carports, storage buildings, conservatories, balconies, entrances and other changes to buildings.

We assist private individuals, property owners, housing associations, property companies and construction companies throughout Sweden. Many assignments can be completed entirely digitally using photographs, measurements, hand-drawn sketches and existing drawings.

Projects in other European countries are assessed separately based on local regulations and authority requirements.

What are building permit drawings?

Building permit drawings show how a building or planned alteration is to be positioned and designed. The municipality uses the drawings as supporting documentation when assessing a building permit application or notification.

The documents required depend on the project, the property and the municipality’s requirements. The quotation specifies which drawings CC Metall AB is responsible for.

The municipality reviews the documents and makes the decision in the matter.

Whether a project requires a building permit or notification depends on factors such as its location, size, building type, detailed development plan and local regulations. You should therefore always check the applicable requirements with the municipality.

Drawings that may be included

Site plan

The site plan shows the position of the proposed work on the property, existing buildings, property boundaries, main dimensions and distances to the property boundaries.

It is normally prepared using current map documentation supplied by the municipality. Unless otherwise agreed, the client is usually responsible for ordering the map documentation.

Floor plan

The floor plan shows the building from above and may include:

  • the existing and proposed floor plan

  • walls, rooms, doors and windows

  • stairs and fixed fittings

  • the main dimensions

  • accessibility information when required

Elevation drawings

The elevation drawings show the building’s external appearance and may include:

  • windows and doors

  • roof shape and roof pitch

  • façade materials and colours

  • ground lines and building heights

  • existing and proposed appearance

Section drawing

The section drawing shows a vertical cross-section through the building, including, for example, floor levels, room heights, roof pitch, ridge height and ground levels.

A section drawing is not the same as a complete structural drawing.

Supplementary documents

Some projects may also require:

  • a roof plan

  • a site grading plan

  • detail drawings

  • accessibility documentation

  • an inspection plan

  • structural drawings and calculations

  • a fire safety description

  • an energy calculation

Such documents are included only when stated in the quotation.

Building permit drawings and structural drawings

Building permit drawings primarily describe the building’s location, design, use and proposed changes.

Structural drawings and structural calculations show how load-bearing elements are to be dimensioned and constructed. This may include beams, columns, roofs, floor structures, foundations and openings in load-bearing walls.

Structural documentation is included only when this is expressly stated in the quotation.

How the process works

1. Send us the project information

Send photographs, measurements, hand-drawn sketches, existing drawings and a brief description of the project.

2. We review the material

We review the documentation and let you know whether any information or measurements need to be added.

3. You receive a quotation

The quotation specifies which drawings, revisions and deliverables are included.

4. The drawings are prepared

We produce the agreed drawing documentation and discuss important questions with you during the work.

5. The drawings are delivered

The documents are delivered digitally, normally as PDF files.

Unless otherwise agreed, the client normally submits the application and drawings to the municipality.

What do you need to send?

For an initial assessment, we normally need:

  • the address or property designation

  • a brief project description

  • photographs of the building and the site

  • a simple hand-drawn sketch

  • the building’s main dimensions

  • dimensions of the proposed construction or alteration

  • existing drawings, if available

  • map documentation or an existing site plan, if available

  • the municipality’s request for supplementary information, if one has been issued

It is not a problem if all the documentation is not available from the beginning. After the initial review, we will explain what additional information is required.

What is normally not included?

The following items are included only when expressly stated in the quotation:

  • municipal fees

  • ordering map documentation

  • submission and administration of the application

  • on-site measurements, travel and site visits

  • a certified control manager

  • structural calculations

  • fire safety and energy design

  • geotechnical investigations

  • external consultant costs

Changes to the scope, major reworking and additional revisions are treated as additional work.

Frequently asked questions about building permit drawings

Can the drawings be prepared remotely?

Yes. Many assignments can be completed entirely digitally if the client can provide clear photographs, measurements, sketches and existing drawings.

Which drawings do I need?

Common documents include a site plan, floor plan, elevation drawings and a section drawing. The exact documents required depend on the project and the municipality’s requirements.

Are structural drawings included?

Only when stated in the quotation. Changes to load-bearing structures normally require a separate assessment and structural design.

Who submits the application?

Unless otherwise agreed, the client normally submits the application and documents to the municipality.

Can CC Metall AB guarantee that the building permit will be approved?

No. We are responsible for preparing the agreed drawing documentation, but the municipality reviews the application and makes the final decision.

How long is the delivery time?

The delivery time depends on the scope of the project and how complete the documentation is. The estimated delivery time is stated in the quotation.

Are revisions included?

The quotation states whether one revision is included. Major changes or new requests may be treated as additional work.
