Depending on the project, the documentation may include:

Site Plan

The site plan shows the location of the building or proposed work on the property.

It may show, for example:

• the proposed building or extension

• distances from property boundaries

• the principal dimensions of the building

• access routes and other relevant parts of the site

The site plan is normally prepared using up-to-date mapping information obtained from the local authority.

Floor Plans

A floor plan shows the building from above and may include:

• the existing floor plan

• the proposed floor plan

• walls and openings

• rooms and their intended uses

• doors and windows

• stairs

• fixed fittings, where relevant

• principal dimensions

• accessibility and circulation areas

For alteration projects, both the existing and proposed arrangements may need to be shown.

Elevation Drawings

Elevation drawings show the building’s external appearance.

They may include:

• existing and proposed elevations

• windows and doors

• roof shape and roof pitch

• façade materials

• existing and proposed ground lines

• building and ridge heights

• colour and material specifications

• clear identification of the proposed alterations

Section Drawings

A section drawing shows the building in cross-section and may include:

• storey levels

• room heights

• building height

• ridge height

• ground levels

• the relationship between existing and new parts of the building

A section drawing prepared for a building permit application is not automatically a complete structural drawing.

Supplementary Documents

Depending on the project, additional documentation may be required, such as:

• inspection or control plans

• structural drawings

The Difference Between Building Permit Drawings and Architectural Drawings

Architectural drawings are used to develop the project’s floor plan, function, form and visual appearance.

Building permit drawings are adapted for review by the relevant local authority and must show the proposed work clearly and in a measurable form.

An early concept sketch or architectural drawing is therefore not automatically a complete set of building permit documents.

When the project design has not yet been decided, it may be appropriate to develop an architectural concept or sketch proposal first and then develop it into building permit drawings.

The Difference Between Building Permit Drawings and Structural Drawings

Building permit drawings primarily show the building’s location, design, use and external alterations.

Structural drawings and structural calculations show how load-bearing components must be designed, connected and constructed.

This may include:

• beams and columns

• load-bearing walls

• floor structures

• roof structures

• foundations

• openings in load-bearing walls

• fixings and connections

• stability and load transfer

Structural drawings and structural calculations are not automatically included when building permit drawings are ordered.

When a project affects load-bearing components, a structural engineer may need to be involved before approval to commence work, construction or a technical consultation with the local authority.

Information We Require from the Client

To assess the project, we normally require:

• the address and property designation or cadastral reference

• a brief description of what is to be built or altered

• photographs of the building and site

• existing drawings

• a simple hand-drawn sketch

• the principal dimensions of the building

• dimensions of the proposed work

• information about materials and the desired design

• a site plan or municipal mapping information, if available

• any request from the local authority for supplementary information

• the required delivery date

It is not a problem if all the information is not available from the outset. After the initial review, we will explain what additional information is required.

The client is normally responsible for ensuring that the submitted measurements and information are correct. Site surveys or verification measurements are included only when expressly agreed.

How the Process Works

1. You Send Us the Project Information

Send photographs, measurements, hand-drawn sketches, existing drawings and a description of the proposed work.

2. We Review the Material

We assess which drawings are required and whether any information or measurements need to be added.

3. You Receive a Quotation

The quotation specifies:

• which drawings will be produced

• which file formats will be delivered

• the number of revisions included

• the estimated delivery time

• the scope and limitations of the assignment

• any possible need for a structural engineer or another specialist

4. The Building Permit Drawings Are Produced

We prepare the drawing documentation in accordance with the agreed scope and discuss important matters with you during the process.

5. The Client Reviews the Documents

The client checks the dimensions, design, materials and other information before the drawings are finalised.

6. The Final Drawings Are Delivered

The documents are delivered digitally in the file formats specified in the quotation, normally as PDF files.

Unless otherwise agreed, the client is normally responsible for submitting the building permit application and supporting documents to the relevant local authority.

The service covers the production of digital building permit drawings in accordance with the scope specified in the quotation.

The following are not automatically included:

• local authority building permit and administration fees

• ordering municipal mapping information

• administration and submission to the relevant authority

• site surveys or verification measurements

• travel and site visits

• a certified building control officer

• structural drawings

• structural calculations

• design and dimensioning of load-bearing structures

• fire safety design

• energy calculations

• geotechnical investigations

• electrical, plumbing, heating or ventilation design

• manufacturing or construction work

• external consultant fees

The quotation always specifies which documents and services are included.

Can CC Metall AB Guarantee That the Building Permit Will Be Approved?

No. The relevant municipal building authority is responsible for reviewing the application and making the decision regarding a building permit or building notification.

CC Metall AB is responsible for producing the drawings and documents agreed in the assignment.

The local authority may request supplementary information or alterations during its review. How such requests are handled depends on the originally agreed scope and the information requested by the authority.

Projects Throughout Europe

CC Metall AB works digitally with clients and construction projects throughout Europe.

For projects involving building permits and other authority requirements, the drawings must be adapted to the country and municipality in which the project will be carried out.

Local regulations, document requirements, language requirements and professional authorisations may mean that a locally established architect, structural engineer or other specialist must be involved.
